Setting is the location's best argument. Prestige Bannerghatta Road stands at Lakshmipura, where Bannerghatta National Park lies about 0.2 km from the site and the main gate of Bannerghatta Biological Park is about 3.4 km by road, yet the city's southern office belt is still within reach along one road.

Strengths. The NICE Road interchange at Bannerghatta Road is about 3.1 km by road, and it links the site to Hosur Road and Kanakapura Road. The offices of Bannerghatta Road are within reach, with Salarpuria Symbiosys about 7.4 km and RMZ Futura about 8.3 km. Schools within about 2 km by road include Sudarshan Vidhya Mandira (CBSE), about 1.6 km, and Ryan International School, under 2 km, and the NMIMS Bengaluru campus is next door.

Trade-offs. Rail is the weak link today. Kalena Agrahara, the southern end of the Pink Line, is about 5.5 km by road and, as at 24 September 2026, built and awaiting its final safety clearance, with opening expected in 2026; until it opens, the nearest running station is Konanakunte Cross on the Green Line, about 9.5 km. The Infosys campus in Electronic City is about 15 km, Central Silk Board about 13 km, MG Road about 18 km, and Kempegowda International Airport about 52 km through the city. Peak-hour traffic on Bannerghatta Road is a daily factor to plan around.

Prestige Bannerghatta Road Design and Density Review

Prestige Bannerghatta Road is a high-rise plan, and it is best judged as one. Six residential towers of 26 to 27 upper floors, up to a maximum height of 87.60 m, carry 1,219 homes on 13.55 acres, about 90 homes per acre. A clubhouse of basement, ground and two upper floors completes the plan.

The return on that height is open ground. The buildings cover 49.8% of the plot, so about half the site stays free of buildings, and 30.6%, about 4.15 acres, is kept as a green belt on natural ground. Recycled water meets about a third of the daily water need, from an on-site sewage treatment plant of 885 kilolitres a day. The floor area ratio is 3.249 against 3.25 permitted, which means the plan uses almost all the floor area the site allows.

Verdict. A compact, tall community that trades height for open ground, a sound exchange this close to the national park. Density shows up in lifts, lobbies and the clubhouse, so press at launch for the homes per floor and per lift. Prestige Bannerghatta Road Approvals Review

On approvals, Prestige Bannerghatta Road has made an early start: its environmental clearance came through in May 2025, well over a year before the FY28 launch. That clearance is one step of several, and two others are still to come, since the building plan sanction has not been published yet and the project is not yet registered with K-RERA (as at 24 September 2026).

Two further questions follow from the site's closeness to the national park, about 0.2 km away. The clearance carries a condition on wildlife clearance from the National Board for Wildlife where that applies, and the eco-sensitive zone around the park is under review after a Supreme Court-appointed committee recommended, in January 2026, restoring the wider zone first proposed in 2016.

Verdict. The approvals are early and on the record, but not complete. The park's closeness is both the project's defining feature and its largest open question, so ask Prestige for the status of each approval in writing before you book.
