Prestige Bannerghatta Road Scale and Design

Six towers of 26 to 27 upper floors let Prestige Bannerghatta Road hold 1,219 homes on 13.55 acres while keeping about half the ground free of buildings. Four of the towers rise to 27 upper floors and two to 26, all within a maximum building height of 87.60 m, and Towers 3 and 4 sit over two basement levels rather than one. That works out to about 90 homes per acre, a compact high-rise format that puts the density into height rather than spreading it across the site. The buildings cover 49.8% of the plot, 30.6% is kept as a green belt on natural ground, and internal roads take about a tenth of the site. A civic-amenity site of about 2,742 sq m, 5% of the plot, is set aside for civic use; it is not a residents' facility. The floor area ratio of 3.249, against 3.25 permitted, shows a plan that uses almost all of the floor area the land allows.

For daily life, the plan builds in an on-site sewage treatment plant of 885 kilolitres a day, with about a third of the daily water need met with recycled water, backed by rainwater harvesting. Prestige Bannerghatta Road sits at the green southern end of the road it takes its name from, about 0.2 km off it, past Kalena Agrahara and Gottigere. It lies at Lakshmipura, off Bannerghatta Road, between the NICE Road interchange (about 3.1 km) and the gates of Bannerghatta Biological Park (about 3.4 km), next door to the NMIMS Bengaluru campus.

The address falls in Jigani hobli of Anekal taluk, where the Bannerghatta Road corridor meets the Jigani belt. The NICE Road interchange links the site to Hosur Road and Kanakapura Road, and the nearest metro station will be Kalena Agrahara on the Pink Line, about 5.5 km by road; as at 24 September 2026 the elevated section is built and awaiting its final safety clearance, and is expected to open in 2026. Prestige Bannerghatta Road secured its environmental clearance in May 2025, well over a year ahead of the launch Prestige plans for FY28. The clearance also requires wildlife clearance from the National Board for Wildlife where that applies, a condition that matters here because Bannerghatta National Park lies about 0.2 km from the site. Ask Prestige for its status in writing before you book. The eco-sensitive zone around Bannerghatta National Park is under review: in January 2026 a committee appointed by the Supreme Court recommended restoring the wider zone first proposed in 2016.
